BDA Auction Registration based on Guidance value?

Hi If guidance value is 4000, 30*40 costs 48L. If the same plot is auctioned, and highest bidder is at 10000, same plot costs 1CR. So in the Sale deed with BDA what will be the value? 48L or 1CR. What will the registration fees. 7.5% of 48L or 7.5% of 1 CR. Anyone aware of this, pls respond. Thanks ...
