In my view any steel with ISO mark and TMT 500 will make sense. It is always how much quantity you use instead of which make to go. Regarding Cement I used Bharati 53grade opc throughout construction which was good and comes with good rate.

In addition please check your neighboring sites construction, if they have all G+1 or more construction then you have very low percentage of light and air. Personally I wont prefer Hindware mainly because all leading public toilets/hotels have Hindware. Although Hindware have good italian collection but people will never recognize. hence opted for CERA which is value for money and dealer give discount upto 30% with 10year warranty (same as Jaguar).

Even I faced the same experience with Chabria and PC Mallappa. Hence shifted to CERA which now comes with good finish than compared to Jaguar. Jaguar thought they are the market leader and now playing with customers.

My suggestion would be to provide materials and ask for Labour rate (which would be Rs.60/Sq.ft). Always go for Bright steels (square or Hexagonal) although cost would be more but it would be value for money.
