I dont think this layout would get A Khata by any chance . Even if akrama-sakrama comes it would legalize layouts developed only prior to 31 Dec 2008 .
so there is no way this layout get A Khata .

Thanks a lot Vinay your valuable feedback . So I think that will not be just your case , I don't think anyone who has purchased plot in Phase 1 has got A khata .
Also I don't think the builder treat us the same way after payment and registration is done ... So I need to be very watchful when deal ...

Ideally the builder should do a Khata bifurcation for individual plots and it needs to be transferred to individual owners .

individual khata and to confirm that the land is not under any notification for any acquisition .

I will check it with the lawyer with whom I verified the docs . Also I dont think akrama-sakrama would help since akrama-sakrama mostly would legalize only construction done pre Dec 08 as far as I heard( not from any authorised person !!! ) .

I dont think I will get approvals for plans / electricity etc unless I have an A Khata .
