If rental income is not a must, then, I would go with option 1 as the kids grow very fast and you cannot re-configure the house to suit your needs. You can look at the approved layout plan. The survey numbers are indicated in a dotted line. Look for the survey number on which your site is.

Checking documents for a first allottee is simple. If you are not sure what to look for, consult a lawyer. He may charge a small fee but you will have peace of mind.

You will anyway need a central pillar. This picture also has a central pillar. The car parking comes below the beams.

It is possible to have columns only at the ends like shown in the attachment. It might increase the cost of the structure of the building.
