Re: Agreement Validity

Generally (without looking at the contents of document), I can say following. Assuming its apartment, you dont have to rush to make registration. The validity of agreement to sell becomes important if any of the parties want to cancel the agreement and demand compenastion because of non fullfillment...

Bathroom partition

Hello All I have very small bathroom of size 7.5 x 4.25 ft. I was using shower screens earlier. Later I planned to fix regular glass partitions but realized that space is too small to do this. Now I am checking if there is any collapsible/foldable models available which can save space. I found one h...

Re: Total charges for registration

Approximate : Stamp duty 5.5% of sale value put in Sale agreement. Regn. charge: 1% of sale value. Some cash of 600+ as scanning charges. In addition, builder may also ask some 20K as legal fees to fecilitate registration. (Lawer fees and misc). I don't know why construction agreement is needed if p...

Re: Total charges for registration

Assuming its an under construction property,
You need to register the 'Agreement to sell'. The charge for this is 0.1 % of amount specified in the 'Agreement to sell'.

Re: is itworth buying a 25 year old flat in prime area

I guess the rebuilding exercise will not be a straightforward calculation. The builder will first and foremost look for how many more floors he can build. How much open space currently available and how much he needs to keep in the new design. Only thing that can be 100% ensured is each one will get...

Re: EC or RTC which is the legal document for title possess

1. Both EC and RTC should correctly reflect the latest ownership of properties. 2. Once the sale is registered in sub-registrar office, the file automatically moves to Tahsildar office and data is moved to Bhoomi Software there. So there is no reason why the information in EC and RTC should differ. ...

Re: khata transfer : which bda office

Gurunath,

Just for my understanding,
1. Is this khata transfer process you mentioned is for BDA Properties which fall outside BBMP limits ?
2. Any idea what is the process for BDA properties which joined BMP in 2006 (formation of BBMP) ? Who is dealing khata for such properties ?

Re: khata transfer : which bda office

Khata transfer is done in BBMP office. If you tell the area, someone will be able to tell
ARO office of BBMP which you have to approach. Also there is online procedure. I have not used this.
Following is the link.
