i am using 40mm - used both Jaquar and Hindware. I believe 32mm flush valve should be good enough.
i recommend to use 32mm and from Jaquar - ask for separate 10yr warrantee letter along with bill.
Flushing effectiveness also depends largely on the design of commode - how the water flow is ...

i am using flush valve for all the toilets for past 4years; with 1.5" inlet pipe from tank.
It is working well.
If your plumber has objections for using 1.5" pipe, you can go with 32mm inlet pipe from tank and i think it will suffice. There is absolutely no water wastage.

Better to go with Labor contract.
Turnkey contracts looks good initially but gets complicated as the work progresses. - many contractors start drama once the structure is over and keep asking for more money but work will slow down.

I am surprised there is no Bedroom in Firstfloor !!
Better think about it once again. It is always good to have one Bedroom. For a 30x40 site, it surely and nicely can be accommodated.
I am not sure about your taste.. but sorry, without it, i cannot approve this design.

Me too resident of Gubbalala area. I agree with others recommendation that - *NOT* to go for borewell.
Corporation water will come in a year or two. You can easily manage with Tankers during construction.

I completely agree with comments from Ar.Praveen & Visualizer. Its very important to have couple of small windows to make sure direct sunlight enters kitchen and also making way for good natural ventilation.
