4.6 K in BDA employees Layout is a huge price according to me. Agents will definetly quote 500-600 more.
Do some ground work, 4K should be right price.

I have seen agents quoting 3.8 K just 4 months back.

Get in touch with any Broker in that area.
Looks like you have purchased a site without brokers intervention... Hats off to you !!!
Its very difficult to get a site in this area that too without brokers involvement.
