It is 12 by 9 sq.meters...i.e 108 sq.meters. 1,165 sq.ft.
You have misunderstood the '*' as a decimal point

The asking rates (quoted rates) should not be considered for prevailing market price.
Instead, if there are any sale/purchase transactions happened in the recent past, that price should be taken as benchmark for deciding on market price.

Your concern is very valid. Usually, they ask for Sale deed, property tax paid reciept, EC, RoR etc and a id proof.
I am surprised they did not ask you all these.

You might want to check with them direclty, if this is the standard process they follow.
