Telecom Final Rate Negotiated

In my search for Telecom 60X40 sites, i did finally come across a site that fit my requirements. It was a west facing site, the rate finally quoted was 3750 per sqf, but the owner does want anything below 4000. I personally feel that i have made a bid for a rate higher than mkt rate of 3500. It would be great if anyone could help me with ongoing rates here, so that I don't create trouble for myself & others.
