BDA Build homes or we will take over - Times Of India

Bangalore Development Authority is cracking down on those who have allowed their sites to go to pot, and be used as litter yards. BDA plans to issue strict notices to site owners, instructing them to clean up their sites, and also start using them. "Both public and individual notices will be issued. In case they fail to respond, strict action will be taken. In the worst case, we will acquire the land from them and use it for our own projects. No land should remain vacant for very long,'' BDA commissioner Bharat Lal Meena told The Times of India.

I personally feel, this should be made as strict rule.so people looking for sites to construct home and stay have an opportunity .
Either they built and rent it out or stay in.
Right now many of these bdasites are either with real estate guys or investors or some old people.

Why did they remove 10-year lease clause? Along with lease clause they should have enforced the allotees to build their homes within 2-3 years of allotment. Because of this loophole investors who had no plan to build houses invested in these plots to sell it for premium. Now people who have bought plots here (not direct allotees) to build their house cannot build for sometime because of high premium they have already paid for the plots and burned their pockets. They need time to build.

Most of the people who want to build their homes, are waiting for basic amenities and most importantly there is no hope they will get their immediate neighbors anytime soon.

BDA has been making noises about this but it makes no sense. Most of the areas are unlivable. You don't have to believe what I write. Just go and visit all the BDA sites, and imagine yourself living there. Some areas of BSK 6th is an exception. Land prices in Bangalore has been going up, regardless of whether it is BDA or not. Try buying a plot near Bannerghetta road without paying a premium. In fact, I would argue that the aforementioned BDA sites are cheaper than plots near the new airport and other areas afar, after you factor in the 50+ km distance from the centre of the city.

What I like is the 10 year no sale agreement that BDA has been talking about. That will reduce the number of speculative buyers but only for future plots.

I think the whole process needs an overhaul. BDA takes in all the money from the applicants and sits on it for years without providing amenities which can make the place liveable. Also, there are people who are mere speculators who donot want to build on the land but their only objective is to hold the land and sell it onwards for a profit.

BDA should be given a timelimit- max 3 years from the date of taking in their money to complete all developments in the layouts, and provide compensation the landowners in case they default on providing amenities. Similarly, landowners should be given another 2-3 years from the date of completion of amenities to build their houses, failing which appropriate penalty can be levied. It simply cannot be an one-way street where BDA just makes fields of parthenium with no water, electricity and sanitation and expect people to go and make "adventure camp" there.
All the art of living lies in a fine mingling of letting go and holding on....

Inorder to keep land mafia at bay, this rule sounds good. But for common man, it is not a viable solution since they will not be in a position to build a house after buying it(except for direct allotees). By the way, the article says that UGD(sewer) has not been done. I have noticed manhole/chambers at BSK 6th stage and I think this means that UGD is done. Can anyone please confirm??

Sewage pipeline is done in Bsk 6th stage. Only problem is it may need to be cleaned up and new lids placed.

BDA should not form any new layouts as long as the exiting layouts see some kind of a development and people start building. They also need to provide better facilities before they could even comeup with a statement like this. All politicians / bureacrats are interested in only making money on Land, No need to mention that here. These layouts are formed in early 2000 and it doesn't look like anyone can even think of living there for the next 5-10 years because of basic facilities for Ex Anajanapura has no proper Roads Connecting either Bannerghatta or kanapura Road. If these 2 are developed it will be the best layouts in South bangalore after Jayanagar since You have access to good Schools/ Hosiptals / malls name it everything in 5- 10 km radius.

Only way i could see these Layout developed is when NICE provides Entry and Exits to these layout @ every 2 KMs apart OR BDA does provide connectivity to Bannerghatta and Kanakapura road. This model will help Nice to generate revenue and also the real estate they have in and around these area will appreciate quickly as well. That's when you can see all those who have invested and working in Electronic city start building and moving to these areas, because the commute would be 15-20 mins work,and because of goods schools in the neighborhood.
Even though there SRI KUMARANS CHILDREN HOME started operations 2 years back, it doesnot have connectivity from either one of these layout. This is one of the best schools in bangalore. The only approach to this school is from Kanakapura road, Very soon it would become a pain to travel thru the bylanes once the apts on that road open up. Authorities should plan to have some alternate routes before its to late , Ther should be exits and entry to NICE has a alternate in case the current road is not Motorable.

we should tell the BDA commissioner to go to hell and ask him to live in one of the layouts BDA alloted almost 10 yrs back. Is there a timeline BDA follows to provide amenities? In most BDA alloted layouts, residents have to open borewells for water, dig pits for sanitary purposes, wait for years to get bescom connections. If these layouts were actually livable, land mafia would be at bay since people would actually be building in these layouts and staying there instead of waiting for an opportunity to sell and build elsewhere. Am one of those un-fortunate allotees waiting for some amenities to come up in this layout for almost 8 yrs now. If the amenities were present at least within 2-3 yrs of allotment i would've constructed and stayed there actually. BDA folks should cut all this crap and provide amenities. They are nowhere near second class private layout developers in providing amenities. In a private layout, developer at least provides 1-2 borewells, provides bescom connections, lays underground cables for bescom, water, sanitary purposes before handing over the site. Does BDA even come close even after all these years? Hell NO... u have to run from pillar-to-post for getting approvals for all the amenities, pay bribes for building approval, pay bribes for almost everything....for all the crappy stuff.

So Mr. BDA commissioner, stick up your rules to yourself and get lost.
