I have following query regarding khata
"CAN KHATA BE UPGRADED FROM B TO A AFTER PAYING BETTERMENT CHARGES?"
I'm planning to buy commercial property(office space in 5th floor out of 10) which is B-Khata, but agent is mentioning that we can upgrade khata to A after paying betterment charges of 42000/-. Assuming the property is built on site of A-Khata and after purchase i'll be getting B-khata certificate for my property. will it be work if i can upgrade my property khata certificate after paying betterment charges?

Collecting Betterment charges and providing A-Khata was stopped around 2009 itself after the formation of BBMP Zone by Including 190+ villages of old CMC areas. If there is such an option, ask your agent to first convert the property to A-Khata and then you buy it.
Per my knowledge, No such option as of now. High Court is yet to Clear the Legal Hurdle for 'Akrama-Sakrama' Scheme. As of now, only for the Entire Layouts they're doing such thing, But not for Individual Plots or Properties. Even when 'Akrama-Sakrama' scheme comes into picture, for the built up properties, there are restrictions related to Set-Back Violations of the building. If any building violates more than 25% or so (I'm not very clear about the Limit) of the Bye-Law, then it can't be legalized even in the 'Akrama-Sakrama' Scheme in future also.

first, check if there is occupancy certificate and building is within 8% of overall deviations..
next, what is the undivided share of the land will you get? since you mentioned that you are buying a floor out of many
Is 10 floor plan legal and on paper?
if not, then it makes no difference if the khata is A or B.. anytime, the demolition team can come and raze the building down to approved plan levels..
