last week I visited this layout. Its around 17 Kms from majestic and around 5-6 Kms afte the NICE Ring Road. Some of the heighlights are
1) 20 Acres Area, 100% approval from BMRDA, Loan Facility from AXIS bank upto 75%
2) 285 sites in total and around 25 Sites are remaining. Currently only West Facing 30X50 ft and odd sites of north facing are available.
3) Asphalted Roads, Underground Drainage and Electricity, Water and Sanitary Connection
4) Ganesha Temple at the entrance.
5) STP Plant for water recycling, 2 lakh Capacity Water Tank
6) Club house with Swimming pool, indoor games and party hall.
7) Individual transformers for every row of sites.
They're quoting Rs.1,100/sq.ft and Rs.100 extra for the corner sites. These prices are slightly negotiable. apart from the statutory charges, there is maintainance fee of Rs.1.5/sq.ft per month. This layout was done about 2 years bank and majority of them were purchased by the NRI Bakras at higher price and hence the developer is very reluctant to come down in terms of price. Hence by considering the distance and also lack of any other facilities within 5 Kms range(only 2 reputed schools) no hospitals, no retails stores, not nearby to any job locations, Very less public transport services from BMTC and you need to catch the KSRTC busses flying towards Magadi town. still I feel the prices are at higher side.
