I visited the layout today morning and met some person who said he is supervising the workers. Almost all plots were cleaned up and he was saying they are checking that all underground pipelines are working fine, after verifying all lines they will start tarring the roads. Also he was saying they have set up poles for street lights and will be fixing the lights soon. According to him the new development happening next to the cement block area is not an apartment but another layout. Looking at the size i guess it will be yet another dc converted a\b khata layout. Has anyone who has bought a plot planning to\already measured and put a fence around your plot?Could you share any contacts nearby who can do this and approximate cost? Also do you think it is necessary?

Is it necessary to put fence? Personally i feel it may not be needed....
none of the phase 1 sites are fenced....also full time security will be there in the layout....

Has anyone joined or attended the association meeting? Is the association active? Any idea? Also has anyone got the Khata transfer completed? Anyone planning to construct in the near future? I heard from the security someone is starting construction even in phase 2 in one month.

yes, khata transferer done for me and other friends, one month back...
i too heard from security, that couple of owners are planning to construct...But we need possesion certificate from Duo, before we plan for construction.
I think that is required when we go approach for plan approval.
I also want to construct after 1 year....how many in phase-2 are intereseted in construction?

Even I am planning to construct ASAP..
But yeah I think we have to get the possession certificate from Duo.

By the way I am done with agreement and going for registration shortly.

How much time does it take for Khatha Transfer after registration ? any idea ?

It depends on builder when they will apply...
If they apply imemidately you should get in 2 weeks...
but no need to worry...as it will be taken care by builder...
you just need to go and cloocet once it is ready

Even I am planning to construct in a year or so.
shabini: are you sure that possession certificate is necessary for construction? is it given by the developer or from BDA? Any idea? i know a few people who have constructed houses in layouts which have 60% plots released so wanted to confirm about this.

hi Simplycar,
2-3 months back, when i went to collect my khata, they told me that only document pending is possesion certificate from their side.
It will be given from builder.
I also heard that it is required when we go for plan approval.
As you are telling that, you know some people who have contructed in 60% release plots ---- Then we need to check...whether really its needed or not :-)
Others have any proper info here??
anyway once 40% release happens....things will be more clear...

True it may have something to do with the 40% release - otherwise if it is only builder who gives it they could have given it now itself. Maybe someone who has more clarity will comment :)
