MUDA/BDA Auction of sites - reviews please

Hi All,
Mysore (MUDA) or Bangalore (BDA) does publish in news papers that it invites people to bid for vacant sites(Auction).
Has any one tried this , is it worth applying , how does rates work-out,what are the pros and cons of this Auction.
One of my fiend told , rates are high and sometimes they cross over market rate - due to lot of people bidding.
