DEAR MEMBERS
I AM A NRI AND I AM BUYING A 40 X 30 PLOT FROM MY COLLEGUE .A NRI. HE IS EXECUTING THE POWER OF ATTORNEY SINCE HE COUL NOT COME FOR SALE EXECUTION PROCESS.THIS WILL BE DONE IN THE INDIAN EMBASSY HERE.
KINDLY ADVICE ME WHAT R THE DOCS I HAVE TO COLLECT FROM HIM FOR COMPLETING SALE PROCESS.THE SITE IS IN ANJANAPURA.

Suresh,
1. POWER OF ATTORNEY (POA) should be in the name of blood relative of the seller.
2. You need to get POA signed by seller and attested it in Indian Ambassy.
3. POA holder should get the POA signed in Sub-registrar office within 30 days. by producing the identity certificate of himself and paying some nominal fees.
4. Regrading documents. You need to collect all the documents needed in the normal sale processes (if its BDA - Allotment letter, Posotion letter, sale deed, Khatha certificate, tax paid receipts, Encumbrance certificate) along with POA.
5. Also collect a passport copy of the seller. ( this is not much needed in process but will be helpful).
