Its DC converted. So, can it be converted to A khata later?
Also, do you have any idea about the price near banjara layout B khata, DC converted sites?

yes. but no idea abt banjara layout. some others might help u. u can already search in the forum, u might find some info

DC conversion alone does not make a land eligible for layout formation, the layout plan has has to be approved by BDA or BMRDA to be a authorized layout. Unauthorized layout formation can be a source of future litigation.

B Khata means no betterment charges have been paid by the developer to BBMP. The Palike might stop all civic works in that area. Some banks are not issuing loans for B Khata properties.

Got the info like, if its comes under BBMP limits, the conversion is not required, is that true? they told that they have 9/11. this site is at on hosa road, near amritha college. could you please sugues

we have seen one dc converted land at avalahalli, KR puram and it has only panchayat lay out approval. Lawyer told that we can go ahead. but doubt is, after few years when its comes out of panchayt limits, is there any chance of Govt acquisition for other purpose.

Buying revenue plots (non DC converted agricultural land) is very risky, you need to have a pahani before 1979 to buy such land in Karnataka, you need a DC conversion. As per Karnataka Land Revenue Act, DC has rights to order demolition and acquisition of such land.

Buying DC converted plots are also not safe, if it is within BBMP/BDA/BMRDA limits, all layout formations need town planning authority approval otherwise BDA/BMRDA has rights to demolish buildings and acquire, it has been done in past too - see vishwabharati layout case. It can also be a source of future litigation.

Go with BDA/BMRDA approved layouts, they are much better.

what does it mean? even if A khata is there, is it not safe?

I am planing construct house in B-khata sites. after hearing all the information. Now I have confusion and fear to construct house.

A Khata is just a register in which BBMP collects taxes, they collect taxes even if property does not have clear titles.
BDA/BMRDA are the town planning agencies, any new layout formation within their jurisdictions has to be approved by them.

Do not buy if a layout has just A khata without BDA/BMRDA approval if the property falls in the outskirts of Bangalore. I am not a legal authority, just what I have learnt by reading various acts and by experience. Take legal advice.

Chide, I came across a layout (Ferns Cascading Meadows) which has DTCP approval but DC conversion is awaited and hence B khata. Do you think this is safe?
