Layout in Varthur (Green Belt; BBMP Gazette)

A friend is looking to buy a plot in Varthur area. It comes under the green belt, however, amongst the legal documents, there is a BBMP Gazette document, which states that the area will come under BBMP limits in January 2015. Hence, it seems there is no need for any kind of DC conversion. Of course DC conversion is not possible also in Green Belt. Developer says there is no need for DC conversion as it will already become residential, after coming into BBMP limits in 2015.. What is your opinion?
The layout is in ok condition- it has been developed to a certain extent- roads, drains etc are there.

My question is: Suppose an agricultural land/ green belt area comes under BBMP limits after a few years. Once it comes under BBMP limits, is a DC/residential conversion required for the agricultural land to be used for residential purpose ? OR coming under BBMP itself implies that the land is residential and hence no separate DC conversion is required ? For most BDA approved layouts (within BBMP limits), I see that they also have DC conversion documents. Is DC conversion mandatory for land (which was earlier agaricultural land) coming within BBMP jurisdiction.? Thanks!

Land Falling Under BBMP jurisdiction does not mean anything.

Just becuae it comes under BBMP, DOES NOT AUTOMATICALLY MAKE THE LAND DC CONVERTED or RESIDENTIAL.


BBMp is just a very small organization.

LAND RECORDS are maintained by the SURVEY DEPARTMENT and they based on state govt recommendation make any land from GREEN to YELLOW.

They are large tracts of land within BBMP limits today which are of Green Belt.

When BDA acquires LAND it gets automatically converted from Green to Residential and so on.

BDA has got such powers again since they are forming a layout under state govt supervision.

BBMP is a very small player in this whole process. That is the reason we have today so many types of sites in BBMP limits as well.

A , B, REVENUE land , Khatha's and what not ?
