Is DC conversion not required for a BDA A-Khata site?

Dear All,

I have one query regarding a BDA A-khata plot. It is 30*40 site. The seller is saying that since it is BDA approved site, DC conversion is not required. (DC conversion is required for residential purposes, if I understand it correct). Can you please clarify this doubt? I feel that even for BDA A-Khata site also DC conversion is required. What do you suggest?

BDA approval itself certifies it can be used for residential used. So you don't need DC conversion letter.

Generally BDA Approval happens after the DC Conversion of the agricultural land. Many times DC Conversion order clearly specifies that applicant should get the Layout plan approved by BDA.

Most of the sites/ Apartments in Electronic have only panchayat approval, because of which loan from nationalized banks are not possible. Please let me know if it is safe to buy a Panchayat approval flat/site with DC conversion. Also let me know details on BMIC approval, it is a valid approval for flats in electronic city? should we check on Katha details for this kinda approval?

Around EC, Some Area till ShikariPalya is under BDA limits, so BDA Approval is Mandatory. After that the Area Comes under BMRDA so BMRDA Approval is Necessary.

It is a well known Fact that Panchayats are No More Sanctioning Authorities in BMR Region. So anything approved by a Panchayat is as good as an Illegal One Though DC Conversion is Done.


But given that within BBMP limits all such layouts are called B Khatha and Govt is working on making them Legal through Akrama Sakrama.


So My Suggestion is to go for a BDA or BMRDA Approved site/Flat.


Panchayat approved site/flat may be lucrative in the short term( because of lower cost) , But in Longer term it might be not advisable.
