RCC(column, beam, roof), Brick Masonry rates look reasonable. Normally internal plastering rates are lesser than external plastering rates by 5-6 rupees as there is no scaffolding involved and the worker's productivity is better.

I think the rates look reasonable considering that the prices will tend to go higher in the coming months with diesel price hike.

I feel the cost is high. If it is 2000/sft also, you should be able to construct 25sqft building. "The item code "other" needs to be optimized because that is the once which Engineers get most of the profit. Check it out on this site.

Dear Raghu,
Based on the estimates your architect has quoted the rate is on the higher side.
Super built-up area: approx 2774 sqft (2192 + 120 + 462 (20% for walls))
Total cost: Rs. 56,52,496
Rate per sqft: Rs. 2037/sqft
Even though you are using marble @ Rs. 110/sqft, the rate can come down to about Rs. 1800-1900/sqft.
It will be wise to provide your plan to a couple more contractors/architects and get quotations from them. An estimation costs around 0.25% of the total value of the project but can save you a few lacs. But don't necessarily go with the lowest because you need to ensure that the finishing the contractor is giving up will be of superior quality.

With item rate contracts, the engineers usually underestimate the quantities, so the quote looks competitive, but will usually end up higher. One should not be surprised, if the final cost is 10-20% higher and in this case, it would be 2200 to 2400 Rs per sft, which would be very high in today's market for house construction. Yeah the rates are competitive or bit steep. I discussed with contractor and he gave his own reason.. at least for time being
- I asked him for bath room tiles (Tiles price 75, laying charge 75), reason he gave was even if we get costlier tiles or highlighting tiles which normally layer will charge more, he is fixing at 75 including all kinds of rates. but he did say check with market rate and if it varies too much then he will reconsider
- I spoke to architect (I am going with this engineer since he has worked with architect, and he understand her design so.., got +ve feed abck from his earlier work. In my family we both work hence need to depend on engineer more)

Few observations:
1. Blended cement ==> zuwari ==> 43 grade ==> 310 per bag
2. sand ==> Rs 55 if its original Trichy sand else its 35 to 42 per cft
3. RCC steel ==> SAIL 46,000 +5% vat + transport 2k upto 10 tonnes
4. Structural steel ==> no idea
5. 40 mm aggregate ==> 22 per cft (ok kind of quality)
6. 20 mm aggregate ==> 22.50 per cft (good quality)
7. i am using cement block and its Rs 29 per 6" block
about the Electrical at 9% is accepted if he is ok for below items
1. Switches Legrand Avators models
2. Original Finolex wires (not duplicate lot of duplicate is avalible for less cost)
3. Orignal National VIP is Rs 45 per length but in the market we get many VIP duplicates for Rs 27 to 32
4. Original Metal box from Legrand
5. Labour charges + LED lightings for living and few selected areas.
Plumbing @ 9% accepted only for :
1. Ashirwad CPVC FRC 11 CLASS A pipes
2. Supreme for sanitare lines
3. High end KOHILER santiware fittings
4. High end Grohe CP fittings.
Hinduware/parryware/cera/Jaquar fitting will work for just @ 4% for the cost.
