I shall make it lot more clear on B-Katha Sites-
1) B-Katha means nothing -Just an entry in the BBMP book of record(b-form) that its a revenue non- DC land with details of dimensions and owner details.
2) B-Katha sites are similar to others sites which will have Title Deed/Sale Deed,partition deed etc. Thus verification of sites of B-katha or A-Katha is same, even if you are paying tax on the B-katha then you will have PID and GIS location mapped in BBMP websites.
B-Katha is only required if you are constructing a house and require permission for water/sanitary/electricity etc including bank loan.
Price for obtaining B-Katha is 50-100rs rest is all the bribe you pay to BBMP engineers/officers/clerks.
No matter whatever you try some banks do loan mela for achieving targets and this might be a good and a clever idea to place an loan application directly, don't go with agents for loan,katha etc.

REPCO Home finance gives the loan with 1% higher than the national bank. They process the loan pretty fast. They have two office one in MG road and another is in Banashankari.
