Need help to get started with construction

Hi Friends,

I have purchased 30*40 west facing site, it is covered by empty sites on 3 sides.

Not sure how to get started, would like to construct on own, G+2/3 house.

1) will it be difficult if you start construction after 3 sides sites construction completed.
2) what is set back we need to leave on each side/is it ok if you dont leave any setback, some people not leaving setback on all sides
3) what is approximate cost ?
4) is it must to have an architect

Hi Lakshman ,

1. No , it will not be difficult ,to construct , just need to keep additional people informed like neighbours , paint their sides if they get dirty, make sure that scaffoldings , sheets / tarpauls are all setup.
2. No one goes by official setback rules , which will be bent always. generally leaving 2-3 ft is a good thing as per bangalore standards.
3. Cost of constrn will vary on what material is being used, and type of construction.
4. Not a must for an architect if you know things yourself. Please get a plan , structural drawing , aesthetics planned by an architect / an engineer before hand , if you are not going for architectural services. Having an architect helps , but downside is the consultation fees :) ..

Thanks a lot for your response, it really helps.

What i observed no one leaving setbacks of 2-3 fts, they are constructing covering their full boundary as they are the ones getting advantage of constructing when neighbor sites all empty.

Ethically may not be correct not to leave lawful setback, but cant help in a place like Bangalore. One more point is the law is screwed up a little bit , and wont be changed because the approval authorities want to make a quick buck out of it. Hence I think that anything above 2.5-3 ft should be good enough setback. You never know , just because you leave 5 ft setback, the neighbour can take advantage of it and leave around 1 ft :D :D .

One person in our layout constructed his house till the site boundary.
His site is at a slightly lower level compared to the neighbouring site.
The adjacent home owner has left setback and has drawn his sewerage pipes in the setback area.
If there is a blockage in the sewerage pipes, then the dirty water is leaking and entering inside the
room of the guy who has constructed his home without leaving any setback.
The guy who has constructed without leaving any setback cannot do anything now.
For the sake of getting 2 feet more space in his room, he managed to get a lifetime of problems.

City people doesn't even have little bit brain to think, getting good natural light & air flow from all the sides is hygienic & good for their own health.
simply trying to grab anything & everything citing [*]U know, leaving setback in Bangalore is a very costly affair[/u].
Construct for the entire site and close all the Windows 24X7 in the name of dust, Mosquito entry & Put a thick tinted glass & double curtains on them in
the name of privacy.

later they regularly visit the specialist doctors taking appointments life long & spend several lakhs of money for all the lifestyle related problems :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: :lol: .

I have seen this in cities. But in village they leave set back or common wall concept for economical reason. Then they will have court yard your open to sky. In slum they will not leave any set back they live like as MSN said hygienic. As a educated. And responsible human I accept MSN view. Giving balanced lifestyle for the generation which is mostly depends on our ethical value than money

Very valuable comments, personally i would like to leave set backs and construct but how to control others if they are constructing before us. One way we can talk to them, if they insist on there wish.. how do assertively handle it.

These are B-Katha sites but gated layout

First thing would be to talk to the person constructing before and insist that they leave setbacks.
If they are adamant, then one can submit a complaint letter to the concerned BBMP office and follow up the engineer and corporator.
Last resort would be to take the legal route.
