I am planning to construct a duplex house of 2500sqft on a 40X60 site.
Attaching a rough estimate received from a contractor, and the actual plan is not yet finalized.

TMT Reinforced Steel of Meenakshi or equivalent brand - Not a great brand. Ask for change
underground water tank can be 10,000 ltrs. 1 lakh for underground tank is too steep.
In case the final cost for all sanitary fittings for each bath room/ toilet on average basis
exceeds Rs. 15,000/- , the difference cost will be borne by the owner. -- this means anything above 15k, comes at your cost
The rate of Cement quoted as - Rs 430 per bag of 53 Grade for Concrete works & 43 Grade
for other works. Any variations from the rate quoted will either be paid extra or reduced
appropriately based on the market rates during the period of execution of contract on the basis
of verifiable documents.
cement rates are around 350-380rs.. Qty discount will make it around 300-320 range.
