GF North Plan Review

Hi All,
Enclosing the plan for constructing only GF on a 30x40 site. Planning to start the construction towards the end of November. Please review and provide any valuable suggestions.

Hi Shreekanta
Few points i can suggest considering the planning efficiency, not considering vastu
1.Kitchen - Making it gallery type your effective counter length -16' is the maximum .In any other form you wont get this length in such a small space.Also you have option to add utility door with out losing any additional space.
2. Dinning table can be set to wall since the width of the dinning room is just 8'
3. Keeping the main door on to the North will give flexibility to park your car on to the living room wall side , there by you have good space to access the external stair case. Accessing the main door from east will make it look cramped and doesn't give any rich look .
4. I suggest to look at bed & wardrobe positions in both rooms before you finalize on the plan.
Note - These are my personal observations that may or may not match to your requirement and limitations.
