Looks great! Do the stairs need extra pillars since they are not in the same space vertically across different floors. You can make accommodation for a elevator?

Planning is well done considering the way spaces are efficiently used with out any dead spaces .
Here are some of my observations as per functional requirements. Its purely based on my understanding of plan and not trying to judge the design .
1. First floor utility has no vent since its on to the site edge and top is also covered.The powder room vent is also given in to utility area making this area complete dark unless we are depending on the neighbors open area. Neighbors open area is not a good way to depend on.
2. Kitchen has only one side ventilation, lighting is taken care very nicely with sky light but one side ventilation will make kitchen exhaust slow.
3.Dinning window opening on to the external stair mid landing could be problem in case of casement window as the shutter will hit someones head while climbing .
4. mezzanine floor height will be less than 7' height making the guest room bit cramped

Did BBMP approve the plans created by your architect or did they insist on one to be created by BBMP recognized architects?
How much did the BBMP recognized architects charge for a plan to be made as per approval norms?
Was a convenience fee[to BBMP officials] involved to get the plans approved?

Hi Currywurst,
I am surprised there is no Bedroom in Firstfloor !!
Better think about it once again. It is always good to have one Bedroom. For a 30x40 site, it surely and nicely can be accommodated.
I am not sure about your taste.. but sorry, without it, i cannot approve this design.

Can any other member enlighten us on how the building plan approval fees are calculated by BBMP?
Ex: If Ground floor is just used for parking, how will it be perceived?
I heard that calculations are based on # of kitchens, plot size, etc as per this document:

Did you get your plan approved from BBMP? Can you let me know how much you ended up paying(Official and unofficial, how much the agent charged etc)? I need to get my plan approved, so wanted to get an idea.

Hi Sirnivas,
Official sanction fee amounts to be paid will be based on total constrution area as per bye laws .
While caliculating sanction fee they consider every space under same price per sft , considering all small cess you can take it as 70/- per sft (approx)of construction area ( not site area ). Per sft price will vary from area to area that you need to check in specific BBMP ZONE office .
Added to above 70/- per sft there will be 1% labor cess on the total cost of the construction as per PWD prices .
simple example caliculation
3000 sft of construction area
3000x70/- = 2.1lac + (3000*1200)/100
= 2.1 lac + 36000/-
Agents ingeneral take 20k apporx for 30x40 site , 40k approxfor 40x60 site and there is no standard for the same.
