40x60 HSR HOW MANY FLOORS ?

Hello Members !

Hope you all are doing well and in good health .

Need your advice on our site at HSR , we have 40x60 A Katha site .
we are planning for a G +4 ( Stilt ) + first and second floor 4 apartments for rent + third and fourth floor 2 duplex for my family .

few builders advice G +4 is possible and a few say only G+3 is possible and will have issues with OC later on.

Can you guys guide if we can proceed with G+4 ( most viable to pay EMI's repayment )

Also can you point me in the direction of decent builders and cost per sqft
Also hear that the new Plan sanction costs have increased.

Hi Harish,
As per BBMP bye laws G+4 is not achievable in a 40x60 site though you will have sufficient FAR to use.Contractors will only say half the story and remaining is to be managed by you when the situation arises. There are multiple factors you should consider while going for higher floors and large built up areas. The latest bescom rules of having your own open to sky transformer is mandatory for buildings above 7k sft. Any building sanction plan with two kitchens in each floor has to go through commissioners office scrutiny and many more.You can build G+4 only after understanding & balancing the risks and advantages in it .In the current market you can get residential construction done starting @ 1600/- per sft for basic construction and 2000/- per sft for designer construction.
Yes new plan sanction costs have increased and it keeps varying as the labor welfare cess, development cess are variable components.
