Feedback on VBR Vaibhava's Brundavan Gardens in Anekal

Hi floks,

Any feedback on above project? Today I went to visit the layout and there is a bit of improvement in the layout when compared to my last visit in 2009. Though I'm not very clear about the rate yet, but I'm sure that it'll be in my budget. Please share your valuable feedback.

Pros:
- Big layout, 400 sites
- Electricity, drainage and water works done
- BMRDA approved layout
- Few houses came up and people are living (Few means 1% :) )
- Near to Anekal railway station
- Anekal has been in Govt's development radar for sometime like Peripheral ring road and commuter train from Yeshwanthpur to Anekal, Devanahalli
- Garden and Children play area are marked and some facilities are there.

Cons/Concerns:
- Not all roads are tarred.
- No swimming pool
- Not sure about the waste water treatment plant.
- Original owners left the venture and now SRR homes are marketing the left over sites. Not sure who'll be the contact persons when in Case of issues in future till association formed.
- There is a brick factory on one side of the compound. There is a wall broken making way to the brick factory. Factory seems to be functional still. So, not sure about the pollution. Also, not sure if the factory will continue using the layout roads in future also.
- One site owner seems to have bought a site and drilled a bore. He said that he'll use that bore for commercial purpose and sell 1 tank of water for Rs.100/- Not sure how he can do that in a residential layout.

it is an excellent affordable project
i have purchased it and property has
appreciated as well as functional very well
will give my thumbs up! occupancy is over 80% of
the phase built still 2 or 3 phases balance 20 Acres Site
Jerry Rao of BFL Mphasis and Ex citibanker pedigree so
he has done a nice job!
