Feedback on Belmar Layout, near to HMT layout, Tumkur Road

Hi All,

Does anybody know about Belmar Layout near to HMT layout in Nagasandra, Tumkur Road?
I am planning to buy plot in above mentioned layout. It is DC converted layout with B-Katha. today i have got legal clearance from my lawyer and papers are clear.
before moving forward just i wanted to know some reviews from people nearby....
Is it really worth to invest 4200/sq.ft in this layout/area?
Please let me know your feedback about this layout and developments around....

4200 for B-Katha seems to be very costly near HMT, i hope you can get A-katha sites nearby for that price.

Hi Girish,

Actually i was searching for a 30x40 plot nearby. personally i have done the screening process around HMT layout and Belmar Layout. most of the sites i have seen near to main road which is proposed 80 ft Road (from Tumkur Road to Magadi Road via nelagadaranahalli and Andrahalli).
after long survey(Dec 2014- Jan 2015) i come up with below price tags. the prices depend on site location, facing and legal documents.

1) 30x40 BDA Khata - 5000 to 5300/sqft
2) 30x40 DC Converted BBMP A Khata - 4500 to 4800/sqft
3) 30x40 DC Converted BBMP B Khata - 3800 to 4300/sqft
4) 30x40 Revenue B Khata - 2800 to 3500/sqft

As per current scenario, after Peenya-Nagasandra stretch becoming operational, there will be a possibility in price increase of 10-15% around the area.

I agree that there is the price increase of 10-15% around the area after metro and demand is increased. i have seen some interesting development near nagasandra.
You can find some genuine owners without agents you could bargain with good price. Some places near bagalkunte is bit cheap (3000 per/sq ft) they may rise to 4000 after completion of phase 1 metro in next year.

Actual running price is 4000 -5000 Rs near HMT, Defence colony, Bagalagunte etc (B-Katha Only).. But people quote 500 Rs more always!!
I guess demand is less for sites and real estate is in a very slow phase with the upcoming elections and people are constructing houses since rental income is assured.
But the fact is now, people move to easy connectivity via trains (metros and local trains) and rentals which are more than 10K is difficult to find the takers. Seen many 2BHKs available boards from many months.
