Need opinion of versova layout, kaggdaspura, CV Ramanagar

Hi,
I am purchasing a independent house in 6th A cross, versova layout, Kaggdaspura, CV Ramanagar Bangalore. He is charging me a Rs. 85 Laksh for a 2200 sq ft duplex, 4 bhk.
Is any body aware of any litigation in and around this area or in versova layout ?
What all legal check should i make while buying a site in versova layout or kaggdasapura ?
Is any of the layout in kaggdasapura notified by BDA for acquisition ?
Please find the location of the 6th a cross below. 6th a cross is immediately parallel to the kaggdasapura main road.
