I'm looking for two 30 X 40 or one 60 X 40 site in Nobel Residency or Tejaswini Nagar near Meenakshi Temple - Bannerghatta road.

Hi,
Please avoid Tejaswi Nagar if you can. See the discussion on this layout on one of my previous posts. Nobel residency is good.

In Nobel residency - water is currently layout water. However, the bwssb kaveri lines go thru the layout (probabl;y inidivudal houses will get in next couple of years kaveri water), thats why most of the roads are damaged by water authority. So water should not be a problem. It is within the BBMP limits and belongs to BDa jurisdiction. No legal issues so far, it is almost 12-13 years old. Rates should be between 1600 - 1800.

Hi
I recently started looking out for a site in this area
Agents are quoting 2200-2400 in this area and say one owner will come down to minimum 2300 for a south facing 60 x 40 site (betterment paid and BBMP A Khata).
The last post in this thread suggests 1500-1600 as the fair price, but that was 3-4 months ago.
Is a 40-45% jump in 3 months justified? I see new roads are being laid.

Yup I too came across the same situation! Last when I asked it was 1600-1800. Now they say its 2400/- what rubbish???

rates quoted are on the higer side... i guess 2000 for 60*40 is more realistic

Hello kpb,
Please note that even I am also checking this area and for Nobel Residency it is around 1600 to 1800 is ok but 2300 is very high in that area.
Tejaswini Nagar you can give till 2k but nore than that is not a good investment.
If you have any site details, could you please share with me..

Rel Agents are always quoating high price becuase they will get a good amount from you and the Owner of the site also.
Now days new technicue started owner will say 1800 then this agents will say ok we will sell this for 2200 so that 400 they
will take 50-50, so here owner is getting benefit of 200 and this Agenet is getting 200 per sqft. This is reason always they will quoate high price.
