Hi All,
I too need to get my plan approval done. The site is in Kengeri - uttarhalli road...anyone has experience in getting plan approval in this area?

Does it come under BBMP? If its BBMP I recently got plan approvals done.

- I contacted a BBMP/Govt approved contractor/architect, who prepared building plan, affidavits, road cutting application forms, notary signature etc
- I had to give him - absolute sale deed, mother deed, plan that I have in my mind, Khata, and latest tax paid receipts along with his charge 2000 rupees
- He took 2 days give me a file, which had all the given documents, notorised, with blue prints of the design (10 copies in amonia paper)
- With the file went to BBMP office in Bommanahalli, technical department section for building approvals, spoke to case worker and handed over the file to him
- Next day Asst. Engineer called for a site inspection, I had to get him to my site, and he measured distances from nearest electrical pole, under ground drinage and cauvery water pipe for road cutting. He then and there gave me exact amount of DDs I need to take
- Next day I took DDs, submitted to AE, which went into my file
- Had to wait for 3 days, plan approval was signed and ready

PS - I also learnt that if someone is constructing single unit in 30x40 ( meaning only one house, be it duplex, triplex) its manual process
If its more than one unit in 30x40 or if its a anything more than 1200 sqft, new process of uploading documents into BBMP portal to be followed, someone else may had to help you with that, I am not aware of that process :)

Thank you Sun...yes it comes under BBMP...could you please let me know the cost you incurred? Did you pay bribe?

my site is 1400 sqft and built up areas will be 2400...

Hi All,

below is the quote I am getting for my plan approval:

1) Site = 1400 sqft, built up area as per plan = 2200 sqft or 205 sqm (G+FF+SF)
2) Fees = 4k for getting the file ready
3) The BBMP Fees (all approx) a) Licence Fees Approx 10,000-00 b) Labour cess 22,000-00 c) Road Cutting Charges 25,000-00.
4) Fees to follow up and get the work done = 3k
5) Unofficial fees (bribe) 12 - 15K

Please let me know whether the above is correct? Need urgnt reply.

Biddappa,

For same builtup area in 30x40 (Gnd, FF, SF) cost should be around 15-17k including bribe & paper work (affidavit, drawings etc..).

Did you mean 15-17k for points 2+4+5?

are the official fees ok?

Yes for points 2,4 & 5 it should be within 15-17K. Official fees seems ok except for road cutting charges as it varies depending pole distance.

Dear All,

I am getting my existing old house in BTM layout demolished and constructing a new house there. After I went for the plan sanction to BBMP, I am told that I have to pay the road cutting charges as well. Is this true? Do I have to pay road cutting charges for a demolition and reconstruction house as well? Please clarify.

Is retaining any one room/some part is not possible?. And can't say its house extension/correction, see any possibility. If you state it has new construction, then you might need to pay everything i guess including new electrical meters connection to water connection etc..
