Always it will be clear in the layout Plans. But in reality, people knowingly or unknowingly violates while constructing by encroaching neighbours area to make their building bigger.
Did you measured and practically verified your plot's Starting and Ending Point as per the layout plan ? If yes, then your site is not encroached and no one can claim any rights over your peice of land. If not, someone has already made violated in that line and the later one's also followed the same.
if everything is ok as per the layout plan, then you need not care for anything else. Just Go ahead.

Fortunately my site has 1200 sqft and nobody has encroached ,how ever my neighbour seems to have encroached in his adjacent site and have registered seperately the extra peice of land that he encroached, and now trying to claim some compensation from us for his mistake.Luckily my site is as per layout plan,measurment is accurate,adjacent sites schedule and site in back also is perfect as per layout plan and info in sale deed also matches .

In continuation to the above discussion I would like to share my expereince. I managed to get hold of Khata extract of all the sites in the lane where our site exist and corner site khata extract of the street behind to us. We were surprised to see that both lanes had 9 sites each accoring to revenue record but land measurements were different. There was approximately 8 feet of land more in the records of our street compared to the street behind.While that 8 feet does not exist at all.
We further took the physical measurement and found that one of the cornersite guys had build his house in middle of 2 sites.His back site measurement was 840 sqft ,but this fellows was 1200 sqft and he had built encroaching the adjacent site. We had a doubt so applied thro RTI to get his copy of sale deed and found that his Sechdule does not match and only shows the number of one site in back which is north side of his site,how ever his physical position is in 2 sites .Now my lawyer has confirmed that there has been error in the allocation of site by the society and this guy with out bothering about his sechdule has built in neighbour site resulting in this dispute.We will now explain this to our neighour and show where the error has happened.Will update as to what the out come was which might help people in this forum.
