Betterment Charge Collection To start from Today

Post by msn1270 »

At last BBMP commissioner has issued circular to resume collection of Betterment charges and issue the A-Khata to the DC Converted Sites from Today.
Approximately Rs 200/10.16 sq.ft will be collected as betterment charges. there could be some chaos in the initial days as there is difference in the amount
between the old and new areas and also availability of application, procedure, ....etc. Awaiting for more details.

Note: Its only applicable for the DC-Converted Layout/sites. No to the revenue lands.

So how soon do you think will DC converted site owners now be able to get an A Khata with this change?

I also happen to see in the times of India, but in that there is mention of " "many of these properties are in a limbo because of Akarma and Sakarma and we had approached the high court. We will not issue A Khata for those properties.Owners of undivided properties in revenue pockets can pay there betterment charges" .What this means... ????

Sam

If construction is already done in a DC Converted land, then they have to wait for the Akrama-Sakrama scheme clearance
to get the A Khata. if its just a vacant plot without any partition/Split, you get the A-Khata without any hassle.

Hi
As per my understanding with the circular is that A Khata will not be given to Individual sites( nothing to do with constructed or not constructed), This notification is applicable for only big lands, where the land is DC converted, they can get the Khata, if the land is DC converted and divided in to sites, this is not applicable

This notification is only to help the Land sharks who has the big chunk of lands and not for the common man

Krish,

better read once again and understand it in correct way.

Where did they said like this is applicable only for Bulk land and not for individual sites. ?

Acres of lands will not be called as a site. do you agree.??

They have said, this is applicable for single sites, not for divided/split sites.

The meaning of undivided site means, if you have purchased Plot in a non-approved (DC Converted i.e. Land usage conversion from agricultural to non-agricultural purpose) layout say 60 X 40 dimension, you can apply for A-Khata.

In case, after buying a 60X40 site, if you have already sold/Gifted a part of this plot say half of it i.e. 30X40 to someone else for XYZ reason, then this split/whole
plot is not eligible for A Khata. Else in case the site is split and construction is already done in either side of a plot, then it should have taken construction approval
from a competent body like BDA...etc to apply for A-Khata.

that's what mentioned by BBMP in their circular and also clarified in the media. "The Bruhat Bengaluru Mahanagara Palike (BBMP) has decided to issue ‘A’ khata to citizens who own revenue sites and sites in layouts that have not been approved by any planning authority, against a betterment charge. A resolution to the effect was approved by the BBMP council on Wednesday".

Dear MSN
If you read the second page, and if you carefully read the point 1 and 2, its very clear, this is only for undivided property..and for divided property its not applicable and as per BBMP such properties need to wait till Sakrama ...anyway once the notification reaches BBMP office, this will be clear....
