Sale deed rectification

Hi All,

We have a duplex house inside a layout on a site with dimensions of 31*40. When the sale deed was executed, the schedule in the deed had details only of the plot, its dimensions ect... The registration happened 9 years ago. Now when we closed the loan and obtained the original documents, we have noticed it, and realized there is no details of the constructed house including the SBA ect..
The sale agreement from the builder has the details of the house that was constructed.

Now we have been advised to go for a rectification sale deed to add a schedule which mentions the sq ft and details of the building.

Please can some one who has an idea advise on below

1. Is this needed, if we have no plans to sell the property, and just use it for residing ?
2. I am sure builder or his representation will be needed, is there anyway rectification can be done without much involvement from builder as its difficult to get them to participate
3. Will we need any help of a lawyer/legal counsel.

Does the sale deed have any mention of the house on the site? If not, the gov't might expect you to pay additional stamp duty.

then it is assumed that plot only @ registration day, later house added. Hence my not require rectification. still your question is unclear.
