Hi

Could you please mention couple of more info related to the project which is not there in your brochure.

1) No of floors ? (Looks like G+5 Floor construction)

2) Total area of the Project and % of area utilised for Construction

3) Approvals taken by the concerned authorities? (like BDA/BBMP/Fire & Safety/Pollution Control Board...etc)

4) plan approval for all the floors?

5) Built as per approved plan or mention the % of violation against Bye-law ?

6) Road size ?

7) Quoted price includes all deposits & charges Excl Reg Cost or just Basic Cost ?

7) How many 2BHK and 3BHK units offered/available for booking out of total 195 ?

Please find below the response to all your queries. Kindly revert back in case of further questions

Yes. It is a G+5 construction

2) Total area of the Project and % of area utilised for Construction

Total Area is 2 acres & 10 Guntas & we have used the area in compliance with the BBMP rules. The project has less than 50% area for construction

3) Approvals taken by the concerned authorities? (like BDA/BBMP/Fire & Safety/Pollution Control Board...etc)

Yes. Approvals have been obtained from all the authorities.

4) plan approval for all the floors?

Yes.

5) Built as per approved plan or mention the % of violation against Bye-law ?

Zero deviation from the approved plan

6) Road size ?

40 ft road on both the sides of the apartment

7) Quoted price includes all deposits & charges Excl Reg Cost or just Basic Cost ?

The quoted price is the base price of the apartment. Additional charges include Car Parking, KEB deposit, service tax & registration charges. As part of the ongoing offer, we are waiving off the KEB deposit, registration charges and service tax.

7) How many 2BHK and 3BHK units offered/available for booking out of total 195 ?
2BHK apartments - 123
3BHK apartments - 72
Booking is open for all the apartments.

Hi All,

I had a look at the apartment which is near to my house. This is built in Revenue land(in a layout called Hanuma Hills Layout). It doesnt have any conversion. Then how did you guys get the BBMP Approval and How will u get A Khata for it? Can you clarify sales_gardenia??

Did you mean Brundavan gardania is in Hanuma Hills layout and it is revenue land?

yes santosh_vp.. I have seen this.... The whole layout is Revenue land.. Just keep this in mind and go ahead. They say its 'Ramanjaneya Nagar' but its not.... It belongs to Hanuma Hills layout..

BTW, we need to know what is the relation between PARIWAR PROPERTIES and BRUNDAVAN CONSTRUCTIONS. Both having the same contact details and doing projects in different name. Pariwar Properties has couple of projects in and around BTM layout(Pariwar Pearl, Presidency, petals, Prince...etc), nowhere they mention there projects are in compliance as per BBMP or BDA By-laws.

Now for Brundavan Gardenia Project, "Sales_Gardenia" is claiming this project has all approvals(BBMP/BDA). But nowhere its is mentioned in the attached brochures.

Dear Friends,

Our sincere apologies for missing your enquiries for the Brundavan Gardenia Project. We had good traction from the members at mybdasites, but missed replying to the queries on this thread.

At the outset, let us clarify that the board of directors of both Brundavan Constructions & Pariwar Constructions are same and we operate out of the same office in Jayanagar. This has been in operation for the past 10+ years. Brundavan Gardenia is built over a land with A-Khata and therefore, we have obtained the BBMP approvals required for this project. We believe in generating value for our customers and do not wish to make a quick sale by fleecing any prospective buyers.

The project was completed last year and now we just have 14 out of 195 apartments (11 2BHK & 3 3BHK) remaining for sale. The current price is Rs. 3500/- per sqft plus the additional costs.
