Hello Ramesh,
You posted with a price and received no responses! What does that tell you, price quoted was not to any prospective clients' liking.

That is still no excuse to post an open bid kind of ad here. This only causes the thread to grow forever with people asking you for numbers. How does it help you find what the going price in the area is. For you to find that, best best would be to visit your neighbourhood and talk to the neighbours to determine what recent sales went for. that would give you the best idea.

You got a response with rs. 1000 as a bid, and you said it was too low. It is like "get me a stone", and when people fetch you a "rock" it is too big, and when they fetch you a "pebble", it is too small. Without knowing the exact specs, it is hard to meet the requirement.

You are right in saying, every owner is entitled to expect the best price, but that does not justify crowding this forum with unwanted posts. And for you to get your expected price - the best way is quote the price and wait for the right person to come by (which will happen if that is a reasonable number).

mybdasitesid ,

I had been to the judicial layout (before yelahanka, next to GKVK campus) way back in Feb 2006 when I was looking for a site. That time the prices were in the range of 1500-1750 per sqft and I have no doubt the prices would have gone up since then. I backed out because the layout did not have BDA approval and banks were not willing to offer loans. I don't have information about the current prices or the current approval status.
In my opinion, the potential buyers for such sites (mostly cash deals) won't be visiting these forums. They could be corrupt government babus, non-tax paying business men etc etc who will have a ton of black money and they usually work with brokers when they buy land. The best approach would be to -
1. Visit the layout posing as a buyer and talk to as many brokers and local people as you can and understand the prevailing market price
2. Once you find out first hand what is the going rate, engage a couple of brokers and let them know your asking price (fix their brokerage as well - normally 1%) and let them do the ground work and bring buyers to you.

Good luck !
