There is no concept called gated community. All the CA sites, roads, parks and other amenity lands are GOVERNMENT PROPERTY and the so called community cannot forbid or block the passage or road to the citizens of the country. Recently some illegal gates were removed by BBMP in a place, where it was illegally occupied by the some vested interests.
Moreover, BDA/BMRDA approved layouts are safe and even they are approved on the technical basis and the titles are not conferred by these authorities. If any dispute arises the buyer and the seller is responsible for it and the authorities does not have any power to confer it on the buyers. So take care and conduct thorough enquiry and exercise utmost caution before investing.
It has been found that some BDA/BMRDA approved layouts have different issues ranging from title disputes, OS in courts, Non-Compliance, Fake documents, Fabricated documents and unreleased sites.

I would suggest Nisarga layout near Bannerghatta national park. The place is really well developed and planned and has good connectivity towards electronic city, JP nagar and Hosur and appreciating too. The last I hear the going price was around 1300/sft depending on location. But worth the buy cos its clear land and all amenities are availalbe, good parks, walking spaces and secure.
