To Gatu's question. 1600 Rs/sft seems high but depends on what material and basic rate he is offering. A few things to note:
Contractor usually signs up for 3kg/sft as basic cost and coverag of steel without quoting brand etc, will just say TMT. Be clear since its G+3. Try to get your structural guy do the drawings because contractor tries to keep his cost low and its safe if you can spend 25-30K from your pocket for drawings when you spend such big amount. What is his clause on wood i.e. window sizes, door sizes, roof height and material of wood etc.
Try to get to details and you will figure out if the basic cost + supervision cost + opportunity cost(tension free for you:-)) works in your favor. Hope this helps.
GUYS - I AM CURRENTLY DOING LABOR CONTRACT. PLEASE DONT GO THAT ROUTE UNLESS YOU HAVE A DEDICATED APPOINTED ENGINEER TO SUPERVISE.
