High : upto 400 like birla ultratech
Medium : 350 like jaypee
Low :335 kcp zuari
all well known cement are good so do not categorize on this.
2) BRICKS (RED BRICKS)
High : 9-10
Medium : 6-8
Low :4.5-6
again check quality don go by names i've seen two different qualities with same name. don go by brand. transport matters a lot here.
3) STEEL (COLUMNS, LINTEL, CHAJJA, BEAM,SLABS, RCC)
High : 51
Medium : 48
Low :43
almost all familiar steel are good enuf for residential project. just check the quality and bending capability of it. do not go just by brand and waste lot of money.
I felt prime gold is good enuf and better than indus(personal observations)
4) FLOORING - GRANITE
High : 100plus
Medium :100
Low :50
depends on choice
FLOORING - VITRIFIED TILES
High :100-200
Medium :75-100
Low :45-75
brand matters here and choose good brands like nitco, kajaria and medium end somany sonora,etc... low end gujrati tiles
5) PLUMBING - (PIPES, COLLARS, BENDS etc..)
High : ashirvad /astral cpvc and astral/supreme pvc for swr
Medium : supreme for water supply cheaper compared to others. heard they have only pvc.
Low :yet to find this territory. one such brand supreme gold

6) BATHROOM FITTINGS (Taps, Showers, EWC, Washbasins etc..)
High :
Medium :
Low :
have always used jaguar/cera/essess not sure of others.
7) WOOD (Main Door/Pooja (TEAK), Others Rooms)
High : 3300 teak may be more
Medium : hunsur teak, ghana teak 2000-2500
Low :like teak

8) WALL TILES (Kitchen, Bathrooms, Utility)
High :
Medium :
Low :
same like flooring and 30% cheaper than flooring.
9) PAINTING (INTERIOR & EXTERIOR)
High :
Medium :
Low :

10) SAND
High : 60-65k for 10 wheeler full load river sand (like heap on 4ft body mahindra)
Medium : 16k for a 6 wheeler and 30k-32k for 10 wheeler (non river sand called gadde sand)
Low : 13k-16k filter sand 6 wheeler(strict no to such sand)

11) ELECTRICALS (Wires, Switches, MCB, Points etc..)
High : legrand, finolex
Medium : GM switches, Anchor, v-guard.
Low :
would always take electrician advice so no much insight on this.
came across a brand in market called sbee. quality felt good and willing to use it for current project.
12) SOLAR CONNECTION
High :tata
Medium : kamal
Low : many as you name

13) OVERHEAD TANK (3 Layer)
High : sintex was 5.65/litre
Medium :kaveri, hitank 4.5/litre
Low :many from 4/litre itself


please correct me if something has more deviation in these few weeks.

I have been told that it has increased significantly. My contractor has got Trichy river sand for the roof slab. It is of very good quality no doubt. The agreed rate was 75 pcft, but he is now asking for 100 pcft for this load. I have 2 more loads, and when I questioned him, he has asked for any contact who can provide me at a lower price, he is happy to buy from them.

Hi jaganm,
You can go near sumanahalli signal or near that hebbal lake during morning hours to bargain on the best sand. There are several lorries and you can choose the type of sand you need and bargain hard. Definitely you'll get the best sand for 75 pcft.

last week when i enquired my supplier quoted 26k for tirchy 6 wheeler.

@jaganm,

Due to non availability of Kollegala and other local sand Trichy sand prices have shot up. Agents and contractors are finding this as an opportunity to extract more out of owners.. Last week my agent got me a 10 wheeler @39k. I am yet to get my roof done. Still waiting for Kollegala/local sand supply to start
