These are the charges and exact DD amounts that I had to pay back in Aug to get the plan approval done.

Commissioner BBMP - 26000
Secretery ESB & Others - 16,250
Commissioner BBMP - 10,000
"Office Charges" - 8000
Govt. Approved Contractor to prepare the plan approval File - 2000

Overall Total - 62250/- for constructing in 30x40 site, of 2750 sqft house. In the approved document itself road cutting part is also mentioned, with that I dont have to contact anyone else anymore for paper work. Only have to obtain Occupancy Certificate after construction is complete.

Thank you for the reply Sun. This is the below quote I got:

1) Licence Fees Rs.11700-00 Favouring The Commissioner BBMP Bangalore
2) Labour cess Rs.19,900-00 Favouring Secy Karnataka State Building & Other Construction Workers Welfare Board.
3) Road Cutting Charges Rs.16950-00 Favouring Executive Engineer Kengeri Division BBMP

bribe - 10k
Agent fees = 4 k for file prep + 3 k for getting the work done. Is this too high?
my site is 1400 sqft and built up areas shown in the plan is 2100 sqft...

Also , I applied on 23rd Sep and have to submit the DD tomorrow...and expected next weekend...its almost 1 month...despite paying "office charges" of 10k. Is this day light robbery? please reply soon

Did you check if it manual process (which is quicker, that guy just needs to put a seal and sign) or the computerized process? If it is computerized process takes a month is what I have heard from BBMP guys as applications are processed as per the Q, and you are yet to submit the DDs? These DD`s should have got into the file after someone from BBMP visits your site.

I think Bribe is more assuming you are building G+1, no rental and not violating too many rules. i contacted BBMP approved Architect/Planner who gave me approval specific plan for 1500 (everything arranged in a file ) and he suggested not to go to any broker as the process will be same. i directly approached the engineer for our locality in the BBMP office (he gave me breakup costs), gave the attender Rs300 to move the files and keep track)

Engineer started with 18K, i gave 2k in beginning. i got SMS from BBMP stating my file is processes and i gave engineer another 5k since whole work is done in less than 10 days. in total paid 7k for "office charges"

FYI i stay in Hebbal and BBMP office in Sahakara nagar, my suggestion is no need of broker. directly approach the engineer or attender in office which what i did.

@ kanchankumar I strongly feel Plan drafting & Online Submission by BBMP approved Architect - 30k is more. There is no rule you should submit online.

In the first post its said that "I went with the BDA supervisor". I'm very much a newbie in house construction. Hence, wanted to know as to where one needs to go with the said person to get the approval and its process?

To know who is your BDA supervisor, the best is to ask your neighbours. If nobody knows, go to the BDA office for your area and ask somebody there.

Hi,

i heard that if you want building plan approval for construction using your own funds, the expenses are far lesser ? is it true ? How is this plan approval different from the one required for bank loans ?

Please advice.
