Its good to mention the reason, why you are selling below market price(if so/or just a gimmick), else buyers think in suspecious angles.

These days you see ads selling sites/ apartments at "Throw-away prices, only for today " in the newspapers like we use to see for books, clothes at Basava bhavan. But I guess people have stopped asking and steer safe from such operators.
