Mother deed is the deed which precedes the current sale deed. It is a transaction by which previous owner of the property acquired it. You should be able to get a certified copy from subregistar office. This deed may not exist if the property Is allotted for the first time to the current owner by BDA or the land owner has for the first time created and allotted the property.

It should cost less than Rs.500, certified copy is a subregistar signed copy of the document in their storage.

Verifying these documents will make it safe. But please take legal opinion.
Occupancy certificate certifies that a structure has passed all required inspections and is ready for occupancy.
