need opinions to buy bda site in nagarbhavi or gnanabharathi

hi, we are new to this forum. now we are planning to buy a bda site 1200 sq.ft within a distance of 14-15 kms from majestic preferably either at nagarbhavi or gnanabharathi. so it would be helpful if ppl would guide us the proper rates. also if any owner is willing to sell directly they are welcome as it would save good amount of brokerage to both the parties. but still broker also welcome. pls guide us the leads to any owners who are willing to sell. also pls tell If any other bda sites are available in other areas within 14-15 kms.
