I have a doubt regarding the cost of Electrical &plumbing
is it calculated from overall cost(Finishing +Structural ) or just the Structural cost ?
generally the thumb rule is they charge you 10% right? i really dont understand how the finishing has anythin to do with Electrical work can some one please throw some light on this ?
I did my own estimation, but looks like i can reduce a lot based on material. In brief, on bathroom and kitchen you can spend a lot
based on the taste. If resort kind of finishing and facilities are required then you indeed require more for plumbing.
Here is an estimation which i did, may not be exact.
at 10% or 15% cost of structure, they do not consider bathroom fittings, kitchen fitting, overhead tank, sump etc., it's only for freshwater pipe and drainage - cutting wall, running the pipe and plastering pipe, that's it,. Also if you ask for change like, getting hot water to wash basin or kitchen, it will be extra charge as they need to run addition pipe.
Similarly electric work will get you wire, pipe conduit, switch box and switches. No main electric box, meter, permanent connection, bulb holder, fan, lights etc., Again you do not have clarity on what gauge wire are run. for example, in kitchen where you need more power you need to run higher gauge wires (thinker ones)
Better you get a lump sump labor contract with a dedicated plumber and electrician and complete the work. it will cost less (electrician and plumber will charge you around 30 to 50k for ~ 2500 to 3000sqft house) and they will do the above work and you need to supply items
