Wanted Site/Land OR HOUSE- 40X60 BDA/BBMP Khata

Guys,
I am looking for a 40x60 site for constructing a house and moving into, if not now probably after 3 years
My requirements:
1. Except South facing
2. Preferable Location: Sarjapur Road, BSK 6th stage, Kanakapura road, AECS Hosur Road(Not near village/slum), J P nagar-Any Phase
3. Interested in gated comunity also.
3. Budget of less than 60 lakhs (max including registration)
4. BBMP/BDA khatha - Not converted sites and do not want site which are falling in AKRAM-SAKRAM
5. Good locality with tar roads
6. Going for Bank loan
7. Clear titles
8. Not acceptable is site is near bangalore big drains or Slum or Village
