Hey folks,
As per my understanding, OC is not reqd for G+1 on 30x40 - but nothing said in law. Even approval plan says you need to get it.

My deviations may not be much (e.g. 3ft instead of 3.3ft for setback, a pillar on site boundary for open parking area etc), however I'm not so keen to get it mainly
due to irritations, unclear rules for violation computation and bribes.

My bank (SBI) is asking an affidavit that I'll stick to plan and get OC after completion. They are known to force these things, so I'm concerned.

Any experiences in getting Commencement cert and Occupancy Cert for small res houses? how do they determine % violation and how much would be bribe typically?
How they assess khata and fix tax amount if this is not obtained?

These things are just formalities, SBI never ask for OC however you need to provide building completion certificate validated by SBI authorized valuators for last dispersment of loan. The valuator will visit your building take measurements & provide the completion certificate mentoining (__%) internal devaition in the building. The valuator fee varies approx Rs 2000-3500.

AFFIDAVIT – CUM – UNDERTAKING
I/We have been sanctioned a loan of Rs. _______________________ for construction of
house as per your sanction letter no. __________________ dated _________________.
In this connection,
I/We hereby undertake that I/We shall construct the house as per the plan duly approved by the competent authorities which has been submitted to the Bank along with my application.
I/We agree that the release of loan amount is subject to certification by official/approved architect of the Bank at various stages of construction.
I/We also undertake to submit completion certificate issued by the competent authority within 3 months of completion of construction.
I/We agree that the Bank at its sole discretion shall have the power and the authority to recall the entire loan with interest, costs and other usual bank charges if, I/We fail to fulfill any of the above undertakings.
