Hi,

I'm planning to buy a 30*40 plot SMV Layout, wanted to know the current price.

I actually saw a plot in 5th block through agent and he's quoting 7000 psqft and I liked it but there is small drain which is around 160ft from the site, wanted to know if that is a safe option.

I read somewhere for small drain the buffer zone is 50m, which means 165ft.So please clarify in this case!

Can I go ahead and buy the plot?

Hi,

The NGT rule says 50m from Primary, 35m for secondary and 25m for ternary "Raja kaluve"(drain, canal etc).
7K/sqft is not a small price and you should take extra care.

I would suggest to consult a good advocate and also approach BDA/BBMP local area office.

Currently, NGT rule is in SC and next hearing will in Jan 2019 hence we do not know if SC uphelds NGT rule or give some relaxation in terms of buffer zone setbacks.

7000 psqft looks really steep, I would suggest seek a direct seller.
I have seen recent BDA E-Auctions for 1200sqft around 6600psqft for corner ones, so non-corner ones should be around 6000 psqft.

Now the owner is not willing to sell the site itseems, this is the second time its happened like this with the same broker.
Its becoming very hard to find a site to our liking.

Any one who's willing to sell their 30*40 plot either North/East facing plot in SMV Layout 5th/6th block or any good location please do send me a PM.
