Hi,

I got the following labour rate from a painter on per square feet basis. I have absolutely no idea about the prevailing rates. Can anyone comment if this is reasonable? The below rates are for labour and material I will provide.

1. Painting on plastered surface: 11 Rs per sq feet.
Same rate for exterior and interior and plastered roof only material will differ.

Includes 2 coats putty and 2 coats of paint.
Scaffolding required for exterior and Scaffolding cost is not included ( painter says Scaffolding contractors are separate)

2. PU or Waterproofing clear coat on exposed brick surface : 2 coats 30 Rupees per sq feet ( willing to come to 26 rs)
3. Warnish on brickwork ( if PU or other fancy material is not selected) 11 rs per sq feet.

3. Unplastered RCC roof in basement garage: 13 rupees per sq feet
Includes filling up with putty and paint.

4. PU polishing on wood : 120 rs per sq feet

5. Melamine polishing on wood : 80 rs per sq feet.

Somewhat expensive.

I found the square feet based painting very tedious to handle (and to pay pro rata), plus, it is hard to measure the completeness accurately. Go for square area building rate that most painters go with, about 40K for 100 square feet of area (which includes wall, roof and everything else that comes)

Is this 40K for 100 sq feet correct or you missed a zero in area ?
For 1500 sq feet construction over 3 floor total 4500 it would mean 18 Lakh for labor of painting alone.

Apologies, you are right. It is 35 to 40K for 1000 sq ft.

4500 squares would roughly be 1.8L (Wood Polishing they might quote separately)
