any idea on beml layout next to ferns asphen heights

Hi,
last week i visited the beml housing society which is present next to Ferns asphen heights. There are some plots available for sale in both the layouts. beml is quoting 750Rs/sqft and is dc converted. here it is directly from the society itself.
In Ferns they are quoting around 1250Rs/sqft and is BIAPPA arrpoved.
Please let me know if any of you are aware of the problems with these layouts ? what are the best prices in both these layouts and is it a good idea to invest here ?
