i am looking to buy a property that the owner says is gramthana plot. the property was registered 17 years ago and the owner is living there since then.
can anyone tell me whether this kind of property is safe to buy and eligible for loan? can taxes be paid to BBMP and can i get plan approval for this?
the property is in talaghattapura on kanakapura road. any inputs will be helpful for me

also what are the documents that i need to expect from the owner to verify the authenticity of the plot
