Lake shore project

I visited Lake shore layout by Abhaya shelters pvt ltd. Its closer to Anekal and they say its adjacent to Satellite Town Ring Road. What do you guys think, is it a good investment. They are asking 850 psqft. And for a 30*40 Villa 36 lakhs.
